Bradfield Road

Salamisso Developments/FLG Capital are proud to announce our latest development at Bradfield Road, London. The finished project will feature 58 luxury apartments for the private rental sector and the commercial space will consist of an adjoining independent café.

Belgard Square, Tallaght

We are currently in the process of applying for consent to develop a premier mixed-use scheme featuring 204 residential units and approximately 30,000 square feet of prime space for retail, dining, and a medical centre. This thoughtfully designed project will include a dedicated block of approximately 50 senior living units tailored for residents aged 55 and over, while the remaining units will offer an impressive mix of one, two and three-bedroom residences to accommodate a diverse range of lifestyles and needs.

Milltown Nursing Home

Great care went into our building design for this nursing home, in order to meet the intensive care demands of patients with dementia and acquired brain injury. We designed the facility across three storeys and a basement, totalling 19,000 sq. ft. of space. The three upper floors have 41 bedrooms, along with the necessary communal, therapeutic, and sanitary facilities. Our design set aside the basement level for services such as kitchen, laundry, and car parking. We also proposed an outdoor garden at the rear of the building.

Glenageary Shopping Centre

We proposed an ambitious town centre project at a pivotal ‘gateway’ to Dun Laoghaire, occupying a 175,000 sq. ft. space. The design includes a public square in the centre, flanked by sheltered pedestrian streets. We envisioned this development as a vibrant series of public spaces.

At ground level, we proposed retail units in a wide variety of sizes. For the upper floors, we envisaged restaurants, a medical centre, a 68-bed residential care facility, flexible office units, and 13 large apartments. We enclosed the public space to the south, created urban street frontages right to the street edge, and moved all car parking and servicing

Weybridge

This mixed-use property transformed an old building into a high-end Italian eatery on the ground floor, with large three-bed duplex apartments overhead. Located on a busy High Street in Weybridge Town Centre, Surrey, the building was in a dilapidated state when purchased. After a complete refurbishment of the existing space, it was rented to Valentina Fine Foods. The rear access was resurfaced and landscaped, and the apartments have gated access onto an external walkway.

The Orchard

We have combined a variety of residential house styles in this 2.2 acre development within an existing residential scheme called ‘The Orchard’.

The development features several three-bedroom mid-terrace and semi-detached houses. What’s more, there are three different four-bedroom options, including a single detached house, six semi-detached houses, and two mid-terrace corner homes.

The entire development was purchased and successfully handed over to Tuath Housing in Q2 2020.

The Tramyard Exchange

Tramyard Exchange is a new apartment complex on Carman’s Hall in Dublin—one of the oldest parts of the city, mere minutes’ walk from the centre.

The development contains offices on the ground floor, with 15 units across three upper floors. The development comprises six one-bed apartments with 570 sq. ft. of space, along with six spacious two-bed apartments covering 958 sq. ft. The design marries modern finishes with traditional building styles. Communal areas feature contemporary lighting fixtures and furniture.

The Bullring

Occupying a prime position in the heart of The Liberties, the Bull Ring combines two retail units and a café at street level, with prestigious office suites overhead. The entire project was completed in 22 weeks from start to finish, transforming the site into a vibrant landmark building that enhances the streetscape.

Above the retail units and café, the 6,500 sq. ft. office suites span two floors. The new tenants specified a bespoke internal fit-out for the entire office space. Horan Rainsford Architects designed the space to a high level of detail.

Shankhill Nursing Home

This project presented the challenge of working within the limits of a protected building dating back to the mid-19th century. We designed a two-storey, 38,000 sq. ft. nursing home to rest in the contoured landscape, while staying faithful to the original Shankill House structure.

Each of the private rooms take advantage of natural light and sea views, where possible. We clustered many of the rooms around landscaped courtyard spaces, designing one of these courtyards as a tranquil sensory garden for residents. All told, the project incorporates 78 bed spaces, along with ample living, dining, and service areas.

Flag Alley

Located on a prominent corner site of Meath Street and Carman’s Hall in Dublin, this development sits at the heart of The Liberties. It aims to form part of a new quarter that will help to revitalise the area.

Flag Alley is a mixed-use development that exceeds current building standards. Our designers placed a strong emphasis on the use of natural daylight, arranging for the ground floor retail unit to feature west- and south-facing glazing. 

The upper floors consist of 13 residential one and two-bedroom units. Residents also have exclusive access to a large roof terrace.

Esker Lawns

Esker Lawns is a development of 27 new, energy-efficient houses located on the Westside of Athlone. The new neighbourhood is in a residential area, but is walking distance to a number of major employment centres, such as Alkermes Pharma, Arran Chemicals, Alexion Pharmaceuticals, Jazz Pharmaceuticals, Westpoint Business Park, and Athlone Springs Hotel. The remainder of Athlone is also nearby.

The development situated on the West side of Athlone, a gateway town in the heart of Ireland beside the River Shannon and just 0.5 km from the M6 motorway, which connects Dublin to Galway. It will be a private estate with extensive landscaping featuring a mixture of two and three-bedroom homes, each NZEB-compliant.
